The Senior Engineering Manager supports the Engineering Managers of all operating properties in supervising the day-to-day engineering operations. The Senior Manager, Engineering coordinates engineering setup and management of all projects under development or in pre-opening situations.
Responsibilities
1. Support and guide the Engineering Heads of Department (?HOD?) to manage the building and services operations and presentation of the residence in accordance with company standards, legislation and regulations, as well as the Thailand?s local compliance.
2. Monitors the successful implementation of energy conversation programs and engineering manuals of the Serviced Apartments through monthly audits and visitations.
3. In conjunction with respective Engineering HODs conducts an annual audit of all engineering requirements.
4. Creates or implements engineering standards, guidelines, and procedures for cluster implementation. Distributes and updates any HQ driven initiatives, policies and procedures related to Engineering.
5. Assists Engineering HODs on all investigations/audits/safe-keeping involving building regulations and permits.
6. Conducts regular monthly functional meetings with engineering managers to update and further discuss / share ? all pending engineering concerns, best practices, organizational targets, building requirements and recommendations on overall engineering operation.
7. Gathers, collates information and provides recommendations and updates on any major breakdowns; repairs, maintenance, alteration, or construction of utilities, plants, and equipment; Work progress of upgrading, extension.
8. Assists in developing budgets for cluster engineering and any cluster engineering requirements.
9. Involved in the hiring process for Engineering Supervisors and Managers for Cluster.
10. Coordinates with Cluster Security Head on Cluster Response for Quarterly EHS Update with HQ.
11. Support on the required task on the Pre-opening properties.
12. Develop the internal and/external Talents for key positions and functions in Engineering to support the existing business, expansion and growth of the Ascott & Capitaland Group.
13. Manage and co-ordinate among PTS, Ops the owner, and owner consultants for the projects under development
14. Advise and provide guidance to the owners to ensure that the owners understand Ascott?s requirements and follow the work process as advised by PTS.
15. Be the main contact point for the owner for all the design & construction issues relating to the projects
16. Monitor and follow up the submissions from the owners to ensure that all the design have been approved by Ascott on time.
17. Ensure that the property is developed according to the brand standards and the design approved by PTS team.
18. Work with PTS and Ops to seek waiver for non-compliance to the standards whenever necessary.
19. Lead in the discussion with the owner to solve any discrepancies between Ascott?s and owner?s requirements for the developments.
20. Function as supervising role to pre-opening engineer during the pre-opening phase.
21. Post pre-opening phase, to train the Engineering Mgr to confirm to Ascott Engineering P&P under development.
