? Running log of Dg and Chiller to be recorded at regular intervals
? Taking ownership of escorting and monitoring Vendor activities end to end as per AFMs instructions'
Performance objectives Provide utmost engineering and manual support to ensure the property runs smoothly with minimum escalations and to the client expectaitons.
? Operate & maintain the electrical & control systems on a daily basis.
? Log system readings/ parameters at intervals, in the relevant logbooks & checklists as specified by AFM ? Technical.
? Notify AFM ? Technical (FM in absence) of any abnormal functioning.
? Carry out breakdown maintenance as and when required.
? Ensure that the breakdown of equipment is minimal.
? Ensure optimal use of power and work towards conservation of power.
? Maintain inventory of all spares & consumables as a support to AFM and notify accordingly
? Carry out PPM activities as specified by AFM ? Technical
? Support occupants towards providing power supply for AV & IT equipment.
? Monitor hazardous practices by any of the floor occupants ? inform AFM ? Technical / FM of any unsafe practices.
? Coordinate with building management technicians for noting of utility readings & addressing concerns related to utilities including DG Power, Utility Power, CT water supply & drinking water supply.
? Inform AFM ? Technical of any unsatisfactory response/ service by the AMC vendors.
? Excellent trouble shooting & operational skills for Electrical, Mechanical , Fire & Safety systems & control circuits;
? Basic/ operational knowledge of building automation systems.
? Knowledge of Occupational Safety practices;
? Prior experience in logging & monitoring of system parameters; (Basic KNOW HOW)
? Can carry out basic plumbing & HVAC jobs in addition to the day-to-day electrical tasks.
? Ability to detect & propose predictive maintenance to the AFM - Technical
? Provide basic support to the AMC vendors in carrying out checks & servicing of the equipment under AMC.
? Prompt response and attendance to calls at Helpdesk or as directed by helpdesk executive, shift engineers, Head of engineering or Duty manager, Tech.
? Make best endeavour to resolve requests/complaints by the clients while maintaining most courteous composure and adhering to standard engineering practices at all the time. Escalating non-resolving calls immediately to help desk or shift engineers.
? Carry out PM routines as per the schedule and fill up checklists.
? Take frequent rounds of running equipment and monitor running.
? Ensure the vendor representative do the maintenance of equipment as per laid down procedures.
? Maintain and update various logs, records and other operational documents.
? Keep an eye for defects, shortcomings in the systems and report immediately along with suggestions, if any to superiors for making entries in the snag list.
? To hand over to the shift technician of the following shift in an appropriate fashion with full detailed notes and an appropriate briefing
? To capture the observation points on the tool and raise work order as and when required
? Ensure the work orders closure
? Taking over and handing over shifts in a seamless manner
? Reading & Acknowledge log book
