- MBA in Real Estate Finance and/or B.S. Degree in Architecture, Civil Engineering, or Mechanical Engineering
- Five years or more of hotel development or related experience
- Ability to handle multiple projects simultaneously
- Very good communication skills in English, proficiency in second languages (Thai, Khmer, Laos, Tagalog) is advantageous
- Willing to travel
- Strong working knowledge of management procedures, scheduling, budgeting, and program implementation
- Experience with financial underwriting of similar project budgets and proforma
- Strong working knowledge of building design, development and project management processes and procedures
- Strong written and oral communication skills
- Must be organized and meticulous with a proactive and collaborative approach to completing projects and meeting deadlines
- Strong MS Office Skills including MS Project and Excel
- Real Estate finance background preferred
- AutoCAD and Sketch up experience preferred

We are now seeking a seasoned development director with prior experience in managing the development of hotel projects or similar lifestyle hospitality and/or mixed-use projects. We are seeking a qualified individual to become an integral member of our team as our organization in order to grow in an international brand in Southeast Asia hospitality market. We are scheduled to build 7 hotels by 2017. The position will report to the Director of Development and will be based out of corporate office in Bangkok, Thailand and will oversee the entire development process from planning to opening.
- Reporting to the CEO
- Manage all aspects of the development process for projects around the Southeast Asia. Oversee the development of the portfolio that includes 7 hotels to be developed over next two years
- Oversee the planning and design, securing entitlement/zoning approvals, project scheduling, RFP responses, project budgeting and project reporting
- Assist with land or property acquisition, due diligence, and underwriting with Acquisition team
- Responsible for preparing design, development and financial solutions for projects inclusive of RFP responses
- Create and maintain detailed development budgets and cash flow projections
- Develop and monitor project schedules and milestones
- Oversee project funding and disbursement requirements
- Assist in negotiating and administering project agreements for consultants, 3rd party vendors and contractors
- Responsible for development and construction of the projects
- Deliver project according to specifications, standards, timeline, and budget
- Secure all planning, construction, zoning, building and other statutory permits required in each jurisdiction including hotel operating permit
- Developing projects together with site acquisition team to completion of construction, liaise with the operations team to ensure that the hotel standards are implemented with respect to the individual hotels
- Coordinate with product development team and marketing to ensure project meets Brand objectives and customers requirement
- Develop development guideline, process checklist, defecting and commissioning checklist
- Coordinate with operations, finance, and pre-opening team to establish project and pre-opening timeline and budget
- Assist in the site selection for the hotels within the territories, coordinate the overall design development and construction of the hotels through designated Technical Consultants
- Coordinate the major development contracts with the lead consultants, establish and maintain a detailed reporting program for the development status of individual hotels and the overall hotel development program
- Implement design standards, tender methods, construction management in line with regional customs and requirements, maintain the master schedule for the development of individual hotels from concept to completion to record principal activities and identify critical dates, approve and appoint the long items suppliers for individual hotels, nominate and award contractors for enabling and main works packages and ensure delivery of the projects on time and on budget.
