? Proven experience in construction project of luxury residential and civil infrastructure construction projects.
? In-depth understanding of construction procedures and material and project management principles.
? Familiarity with quality and health and safety standards.
? Familiarity with construction/ project management software.
? Outstanding communication and negotiation skills.
? Excellent organizational and time-management skills.
? A team player with leadership abilities.
? BSc/BA in civil and structural engineering, building science or relevant field.
? Project manage construction contractors to ensure delivery within timeline, specified scope, and deliverables, and of best quality.
? Collaborate with engineers, architects, interior designers etc. to determine the specifications of the project and ensure all material approvals and requests for information are facilitated in a timely manner.
? Oversee the works of all main and specialist contractors to ensure adherence to contract documentation.
? Negotiate contracts with external vendors to reach profitable agreements.
? Coordination to obtain permits and licenses from appropriate authorities as required.
? Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
? Assist all construction operations and schedule intermediate phases to ensure deadlines will be met.
? Acquire equipment and material and monitor stocks to timely handle inadequacies.
? Supervise the work of PM/CM inspectors in MEP, civil & structural engineering, architecture, interiors etc. and give them guidance when needed.
? Evaluate progress and prepare detailed reports to Tri Vananda management team as well as specialized monthly reports to villa owners.
? Convene regular weekly site meetings with all contractors.
? Manage QA/QC for all projects as well as responsible for preparation and implementation of Quality Plan.
? Monitor and evaluate all contractor progress claims and variation requests.
? Monitor and evaluate all contractor EOT claims.
? Ensure adherence to all health and safety standards and report issues.
? Act as owner?s representative in communications with residential villa owners and undertake minor amendments to documentation as agreed with villa purchasers.
